Why do you need a survey?
Purchasing a property is always a big investment and it is important to ensure that you are making an informed decision and that you are aware of the condition and market value of a property before you commit to purchase.

What about a mortgage valuation?
If you are having a mortgage, it is likely that your lender will charge you for a valuation. This is a limited check on the property that your lender will carry out to establish whether it is worth the money they propose to lend you. The valuation report is not designed to give you any advice on condition and the Council of Mortgage lenders recommend that buyers should commission their own private survey prior to purchase.

Brief Survey & Valuation
We have introduced the Brief Survey and Valuation Report to offer a concise summary of condition and value which is ideally suited to modern properties where prospective purchasers are seeking “peace of mind” as to the condition and value of a property without the full detail of a Homebuyer Report or a Building Survey.
RICS Condition Report
The RICS Condition Report is similar to the Homebuyer Report as described below, focusing on condition but it excludes any valuation advice. It is therefore more competitively priced.
If you are dependent on a mortgage, in independent valuer will be providing a report on market value so this is an ideal addition.
RICS Homebuyer Report
The RICS Homebuyer Report is a detailed survey report providing advice as to the overall condition and value of the property. This report has been designed to be user-friendly, providing a condition rating of between 1 (good) and 3 (poor) for all elements of the property. This report also provides our opinion of market value and reinstatement cost.
Whilst the report is designed to give you as much information as possible about all aspects of the property, it is limited by the nature of the non-intrusive inspection that is undertaken and reflects the fact that the property may be occupied and furnished.
The RICS Homebuyer Report is a very popular, cost-effective detailed survey and valuation report.
Photographic Building Survey
The Building Survey is a detailed, technical report on the structural integrity of a building. It is ideally suitable for properties in poor condition where there are known defects and clarification is required as to the severity of the defects.
The Structural Building Survey is designed to provide details as to why defects have occurred and how they should be repaired. This type of survey report is not designed to give full details in respect of more cosmetic/minor defects and is ideally suited to older properties in poor condition.
